RENTAL APPLICATION GUIDELINES

WxRentals is dedicated to finding you the right home. We charge a non-refundable application fee for each application. Each adult, 18 and over, living in the home must complete an application even if they are not contributing to the rent. Please also make a clear copy of each applicant’s Driver’s License and send with your application as proof of identity.

We are not looking for perfect credit. We realize that everyone has difficult times in their lives and may have let a few bills lapse. If you are concerned about your credit, please speak with the leasing agent and he/she will be happy to discuss your situation with you prior to filling out the application.

If you have filed for bankruptcy and it has not yet been finalized we will not be able to approve your application. If you have rental collections that exceed $2,000 or multiple collections less than $2,000 we will not be able to approve your application. We do a dispossessory check. If you have been evicted or had more than 2 dispossessory filings, you may not qualify. If you have had a Dispossessory/Eviction filing within the last 3 years, please discuss with the leasing agent prior to completing an application. If you do not discuss former dispossessory charges with the leasing agent prior to submittal and we process your application, your application will be automatically rejected.

We do a criminal check. It is important that you understand up front that we do a criminal check. We do take into consideration the type of crime and the length of time since conviction. However, violent crimes, drug related crimes of felony status, and sexual related crimes will not be accepted. Failure to disclose a criminal record is grounds for automatic denial.

Rent to Household Income:  You must make 3 times the monthly rent in gross income in order to qualify. For example: If the rent is $1,000.00 the monthly household income has to be greater than $3,000.00. Unemployment payments do not qualify as earned income towards the income qualification requirement. Documented child support will count to increase this section but will not count toward the minimum 3x requirement. Social Security with supporting documentation will count.

PET SCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS:
A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Animal). This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. Upon approval there will be a non-refundable one-time $50.00 charge for the added administrative costs of establishing and setting up a new tenant file and record management within the Landlord’s property management system.

Application Process:

1. We use an outside screening service for our application processing. They REQUIRE a complete application.
All application fees are NON-REFUNDABLE so please review guidelines thoroughly or contact one of our managers before you apply.

2. We will need at least:
a. Copies of the last two months of pay check stubs
b. Driver's License
c. Pet Policy Acknowledgement/Pet Screening; to be completed online: https://wxrentals.petscreening.com

3. All adults must apply before we can start to process your application

 

We look at 5 areas:

1. Credit (we don't expect or need perfect credit)
a. Medical collections and deferred student debt do not affect you
b. Negative balances (being over your limit) will negatively impact your score
c. More bad than good credit will negatively impact your score
d. Limited or no credit will not hurt you but may not help you in other areas
e. Bills paid on time will get a higher score in this area and may help out in other areas
f. It is possible to score and be approved with a ZERO in this category

2. Length of Employment
a. We allow length of time with your job to help you in areas that may not be as strong.
b. If you have a new job, you will not likely score in this area unless you are doing the same type of work or work in the same industry
c. If you have not received a paycheck for your new job, we will accept an offer letter.

3. Length of Residence
a. We allow length of residence to help you in other areas
b. If you have moved several times in the last two years this may negatively impact you in this area

4. Rent to income ratio
a. At a minimum you must make 3x the monthly rent
b. If you make more than 3x the monthly rent, you will receive a higher score in this area and it may help you in another area

5. Previous rental history
a. If you owe another landlord, have multiple dispossessory filings, evictions or any other adverse actions regarding a previous landlord that is going to impact your score and may result in an automatic disqualification. We do understand that there may have been circumstances outside your control that caused this situation; however, it is our belief that you need to take care of your obligations one way or the other.
b. If you have always paid on time, and never been late that is going to help you in this area and may make up for other areas where you may not get full credit.
c. Never rented before:
i. Wont score in the rental history category
ii. Must have established credit, worked in the same field (or company) for 2 years and earn 3 times the rent per month. Otherwise you may need a co-signer

Co-Signer Requirements:
1. Need to understand their obligations
a. Completely liable for the lease
b. Requirements may be more stringent as we are using their credit to guarantee performance
c. No negative credit lines on credit report in last 5 years

I am self employed:
1. We must see 2 years of your tax returns
2. We will use your net income as your income
3. If you write off many of your expenses, you may not qualify
4. If you recently started your business, you may need a co-signer

I had a previous bankruptcy
1. Must be dismissed or discharged to be approved.
2. We do review credit after the bankruptcy
3. If you owed a past landlord and included that in your bankruptcy, that will impact your score negatively.

- Applications must be filled out completely (partially completed applications will not be processed)
- Your best opportunity for approval is honesty; if we know about an issue up front, we are more willing to work with you
- If you provide false information or withhold pertinent information, we will automatically deny your application!

Pet Policy (Required for all applicants)

We require all applicants to register at Pet Screening, Inc., a third-party pet screening and assistance animal validation provider.  Applicants who do not have pets will be asked to affirm that they understand our pet policies. Use this link to register:  https://wxrentals.petscreening.com

There is no charge unless you have a pet.
There is a $20 Charge to register your first pet and $15 for subsequent pets. 

Note:  We do not accept vicious or attack-trained dogs.  Pets, if they are cats and/or dogs should be neutered or spayed.  No Snakes or other reptiles and no birds!

      Applicants with pets will provide profiles of their pets, which we use to qualify them for occupancy.  The pets’ age, breed, sex, current licensing, shots and photos will be a part of each pet’s profile.  Applicants will have access to these profiles for one year (unless renewed) and can share this centralized pet information with whomever they wish, including veterinarians, pet groomers, dog walkers, pet friendly hotels, etc.

      Applicants requesting a special accommodation for an assistance animal will be asked to substantiate their need for the animal.  We do not accept documentation from online companies that simply charge a fee to issue paperwork, but do not actually evaluate the need for an emotional support animal.  Note:  It is against the law to intentionally misrepresent a need for an assistance animal under Title 39. Tennessee State Criminal Offenses; § 39-16-304, § 66-7-111, and § 66-28-406 and you may be prosecuted for such misrepresentation.
